Our revised proposals are to redevelop the land at 257-283 Ilderton Road to provide a mixed-use development of industrial floorspace, affordable workspace and student housing. Our proposals amend our original plans for a mixed-use development of 4,371sqm of self-storage operated by Karbon Self Storage and 651sqm of affordable workspace or “fab labs” together with up to 193 residential apartments and replace it with proposals that contain an uplift in the self-storage to 6,525sqm and affordable workspace to 1,472sqm but replaces the residential component with 615 student rooms in a building of nine to 31-storeys.
Karbon Self Storage is new venture established by EQT Exeter to create a series of self-storage facilities across London and key commuter towns in the UK.EQT Exeter, is a venture created through the combination of Exeter Property Group and EQT in 2021 and is a global leader in real estate investment management. EQT Exeter has 350 million sqft of floorspace across 1,800 buildings under management and has developments of 80 million sqft in progress. Karbon’s facility at Ilderton Road will be its first operation.
The site is currently empty having previously been leased to Leathams, the owners of 227-255 Ilderton Road, to provide additional space for its distribution centre which has since moved to Darford.
The site is part of Site Allocation 16 (Hatcham Ilderton & Old Kent Road (South) within the Old Kent Road Area Action Plan. The OKR16 Site Vision states that: “The east side of Ilderton Road is suitable for depot and industrial uses, also within mixed use development that provides new homes”
Close to the site there have been a number of significant planning applications that have received planning approval. These include the redevelopment of the Leathams site at 227 Ilderton Road where planning approval was granted for 253 residential units and industrial floorspace in a part 2/3, 9 and 28 storey mixed-use development and 313-349 Ilderton Road where planning approval was granted for 250 student rooms, 58 residential units and commercial space in two buildings of 11-15 storeys.
The height and massing of the development has been designed to mirror the Leathams development to the north of the site at 227 Ilderton Road with both the height of the tower and shoulder height onto Ilderton Road being matched. As with the Leathams scheme a slot in the building line on Ilderton Road has been created to match the rhythm of the Leatham’s site and to create an entrance to the residential component of the scheme.
The building form and elevational treatment have been designed to respond to the context of the area and provide a unique and distinctive design that complements the evolving streetscene of this part of Ilderton Road. The use of brick and the palette of brick tones proposed seeks will create a visually interesting development that will blend in well with the emerging streetscape on Ilderton Road.
Yes, this will be outlined as a requirement in the contract that the main contractor selects and employs local people and apprentices at various levels of the NVQ (or equivalent) qualification. It is proposed that a large proportion of these apprentices are recruited locally.
The project will comply with all Southwark’s employment policy in relation to employing local people as well as aligning to the London living wage program.
We are currently undertaking pre-planning application consultation. We intend to submit a planning application in Spring 2023
Servicing of the student accommodation of the scheme will be from a service yard to the south of the site facing onto Ilderton Road, thus minimising the need for vehicles to stop on Ilderton Road and cause congestion. Positioning of the service yard at the south side provides the opportunity to share this space with the adjacent opportunity site in the future.
Servicing of the self-storage facility will occur from Sharratt Street. There will be seven covered parking spaces on-site and further two spaces within the curtilage of the site on Sharratt Street.
The student component of the development will be car-free with only one disabled parking space.
There will be extensive covered cycle parking including 361 resident spaces, six visitor parking spaces, all available at ground floor.
It is proposed to submit a planning application in Spring 2023, with construction to expected to commence in Summer 2024, finishing by Autumn 2026.
We are committed that our new development should be designed to very high sustainability standards that reduce carbon emissions using relevant energy saving equipment including PV panels and air source heat pumps.
The London Borough of Southwark will limit construction hours as follows:
- 8am to 5pm Monday to Friday
- 8am to 1pm Saturdays
There will be no night-time working during construction.
A construction management plan will be implemented to minimise disruption during the construction phase. This would be a condition of any permission received and would be formulated in close liaison with LB Southwark’s Transport team.
